GTA New Home Market Outlook 2026 and What It Means for Homebuyers
The Greater Toronto Area’s new home market is showing signs of improvement, although the recovery remains uneven. Sales have increased from the unusually low levels recorded in 2025, while condominium activity continues to trail its historical average.
For homebuyers, these conditions offer a reason to look more closely at both the homes available today and the supply taking shape for the years ahead.
Drawing on Altus Group’s July 2026 market data included in the September 10 Economic Land Outlook webinar materials, we explore the key trends and what they mean for buyers considering their next home.
Sales Are Improving at Different Speeds
The GTA recorded 1,018 new home sales in July 2026, compared with 395 in July 2025. Through the first seven months of the year, sales reached 6,504, more than double the 3,081 recorded during the same period in 2025.
That improvement needs context. July sales remained below the ten-year monthly average of 1,707, and year-to-date activity was still well below the corresponding historical average of 15,232.
The recovery also varied significantly by housing type. Single-family sales reached 4,831 through July, slightly above their ten-year year-to-date average of 4,798. Condominium apartment sales totalled 1,673, up from 1,218 a year earlier but far below their ten-year average of 10,434.
These figures show why a single headline cannot describe every part of the housing market. Buyers considering a condominium are looking at different conditions from those exploring single-family homes.

Understanding the Homes Available Today
Altus Group reported 18,546 remaining new homes available across the GTA in July, including 12,345 condominium apartments and 6,201 single-family lots.
The condominium inventory was spread across three stages:
3,811 units in pre-construction
6,203 units under construction
2,331 units of standing inventory
This distinction matters. Total inventory includes homes at different stages of development, with different purchasing timelines. It should not be read as the number of completed homes available for immediate move-in.
For buyers, comparing projects means looking beyond the floor plan and asking how each development’s stage and anticipated timing fit their own plans.

The Future Supply Picture Deserves Attention
The presentation’s inventory chart shows that available pre-construction condominium inventory has declined in recent years. Separately, its City of Toronto completion chart distinguishes between homes already delivered, projects under construction and projects still in pre-construction, grouped by planned occupancy date.
Our reading is that buyers should pay attention to the composition of future supply alongside today’s inventory totals. Homes in projects that have yet to begin construction carry different timing considerations from homes already being built.
These charts do not establish that a shortage or price increase is inevitable. Planned occupancy dates can change, and the Toronto completion figures should not be treated as a forecast for the entire GTA. They do, however, highlight the importance of understanding what sits behind the supply numbers.

Bringing the Focus Back to Everyday Living
At inCAN Developments, we believe market information is most useful when it helps people ask better questions about their next home.
A thoughtful home search considers how a layout will work day to day, whether there is enough storage, how outdoor space will be used and how the neighbourhood fits the household’s routine. Purchase timing also needs to align with the buyer’s circumstances.
For those considering condominium living in Markham, these questions can help guide a conversation about The Unionville. Start with the way you want to live, then explore which residence and layout could support those needs.
The July figures show improvement alongside continued challenges. For buyers, the practical takeaway is to examine each opportunity carefully, understand the project’s timing and choose a home with long-term suitability in mind.
